What’s Included in a Luxury Custom Home Build, and How Much Does It Cost?

Dallas-Cost-of-Living

Maybe you’ve considered building a home, but must address the all-important question: Can I afford it? Luxury homes in Dallas come in all shapes and sizes. Chances are you can find a custom home that fits your needs and budget, but you’ll have to do a little legwork first. Here’s what you need to know about the home-building process:

Location, Location, Location

One of the biggest factors affecting your home-build will be where you build it. In Dallas, there is Highland Park, University Park, Preston Hollow, Lake Highlands, Lakewood, Richardson, Plano, Frisco, North Dallas...just so may options! Dallas neighborhoods range from very expensive to “up and coming.” Choose the latter and you may find you can get more house for your buck. Even better, you may find that your home appreciates over time. Keep in mind that as you price out property in different neighborhoods, taxes may vary considerably by location. You can easily estimate your property tax by talking to a local government branch, or looking up tax records of nearby houses with a similar value (or projected value).

Renovations Versus New Builds

If you’re currently in a home that can no longer accommodate your growing family, you might be thinking that a renovation is the best option. In some cases, renovations can be a cost-effective alternative to starting a new home from scratch. In others, however, a new build may actually be more frugal. For example, adding an addition can uncover unforeseen problems that may make working with your existing structure a cost-sink. This may apply to older homes, especially those built before the 1950s (when both asbestos and lead-based paint were used). Remember, these are most dangerous when disturbed, so you could be looking at costly remediation to make your home hazard-free. Lead remediation alone can cost tens of thousands of dollars. In other words: do your homework before choosing a renovation over a new build.

Consider Your Budget

A home cost in Dallas will vary greatly depending on the scope of the build and where you choose to build it. There is no set cost for custom homes, as each McClung home is completely unique and tailored to the individual. As a good rule of thumb, however, expect a new build to cost anywhere from $100-$400 per square foot. Having a home that meets your exact specifications, however, can be priceless.

Tony McClung will guide you through the custom home building process using his decades of experience and architectural design knowledge. For more information about our custom homes, please contact us.

Dallas’ Very Own Luxury Fixer-Upper: Tony McClung

custom living room design

If you’re a fan of Chip and Joanna Gaines from HGTV’s hit show Fixer Upper, you’re going to love real-life Dallas fixer-upper Tony McClung, who designs and builds spectacular luxury custom homes throughout Dallas Texas. McClung’s career path began at just 12 years old, when he designed and built a storage room addition in his father’s garage. Fast-forward to today, and McClung has been named one of the top Dallas 500 business leaders – a high honor that takes incredible skill and dedication.

The Making of an Expert Architectural Designer

McClung graduated from Texas A&M University as a master of engineering in 1974. He knew he wanted to be a homebuilder since childhood and pursued his passion after earning a bachelor of business administration from North Texas State University in 1971. He joined Mount Miller Architects as a general superintendent and carpenter while finishing his undergraduate degree and then moved on to hold jobs at Brown & Root, Hudson Engineering Inc., and McClung Construction Company. While president of McClung Construction Company, he became the president and operating officer of Providence Development Inc. when the McClung Construction Company underwent an ownership change.

Since 1986, he has been owner and operating officer of BLG Development Providence Development Inc./Tony McClung & Company. He designs and builds large, superior-quality residential construction projects in the Dallas-Fort Worth metro area. His education in construction, years of work experience in the field, and lifelong dedication to the craft marks him as one of the best professional architectural designers in the state of Texas.

From Fixer-Uppers to Phenomenal New Builds

Tony McClung Named To Dallas 500 Business Leaders

Dallas, Texas – Congratulations to Tony McClung – D CEO magazine named him to its inaugural edition of the Dallas 500. This special edition publication pays homage to the best and brightest business leaders in the area.

The magazine placed entrepreneurs from the Dallas–Fort Worth area into more than 60 categories to find the best of the best. Homebuilding, aviation, banking, and logistics are just a few of the industries included in the Dallas 500. Months of consultation and research left the magazine staff confident that they had selected someone worthy of the new “business bible for North Texas.”

McClung was one of only six winners from the Metroplex. When asked what sets him apart and makes his business model so different, McClung said, “I design the home as well as build it. I don’t like paperwork so I charge a fixed monthly fee for services. Because my client pays directly for the construction costs and I receive the fixed monthly fee, I do not have to keep track of my clients’ changes.” Controlling all aspects of the homebuilding process, from design to construction, puts McClung in a category all his own.

This approach to homebuilding gives him the ability to offer customized services to his customers. “If you want to tear it down halfway through the project because you decided you would rather have a Mediterranean style … I will do what you ask.” McClung guarantees flexibility and satisfaction when he works with clients.

McClung realized his love of architecture and construction at an early age: He completed his first building project when he was 12; he had convinced his father to let him build a storage room addition to their garage, instead of searching for a contractor to complete the job. After weeks of reading how-to books and construction manuals at the library, McClung designed and constructed the storage room on his own. It was then that he knew he had found his calling.

When asked about designing and building homes, McClung says he loves doing both. “It is extremely rewarding to build what I design.” According to him, his do-it-all attitude gives the homeowner greater freedom while drastically reducing cost and time. His business model eliminates the need for middlemen, which makes it easier to keep the project moving forward.

It takes incredible skill and dedication to stand out amongst Dallas-Fort Worth business leaders, but Tony McClung has proven his worth. And if he has anything to say about it, he’ll continue to perform and amaze Metroplex clients and leaders for many years to come.
